Tytuł: The Formation of Land Property Prices in the Northwestern Governorates of the Russian Empire in the years 1865–1915
Autorzy: Danieluk, Janusz
Abstrakt: This article analyzes the dynamics of changes in land property prices in the northwestern governorates of the Russian Empire from 1865 to 1915. The scope of the study includes agricultural and macroeconomic factors that had the greatest influence on the differentiation of land property values. The author aims to verify the current state of research on the land property market in the context of properly estimating land prices. The analysis was based on two types of property. The first concerns estates created based on the so-called Instruction of 1865. Instruction estates could only be purchased and inherited by people of Russian origin and Orthodox faith, i.e., Russians, Belarusians, and Ukrainians. The law prohibited the Polish nobility, peasantry, and townsmen of the Catholic faith, as well as Jews, from purchasing or leasing this property. Violating these provisions resulted in the property being repossessed by the State Treasury. The second category included non-instruction properties, but even their trade, especially in the western governorates, was limited. In addition to the Orthodox population, Polish peasants and Roman Catholic townsmen could also participate in transactions, with the exclusion of the Polish peasantry. The primary source material used for the research on land prices was notarial and archival documentation stored in the historical archives of Poland (Białystok) and Lithuania (Vilnius). Based on the analysis of sale-purchase agreements, it was possible to determine the actual market value of agricultural land in the western borderlands of the Russian Empire over a 50-year period (1865-1915). The study allowed for the identification of the most important agricultural (level of debt, quality of agricultural land, location, state of land development) and macroeconomic (economic conditions, international political situation) factors that had a decisive influence on land prices.

XX w., w czym istotną rolę odegrało Gimnazjum i Liceum im. Anny z Sapiehów Jabłonowskiej. Bliżej przedstawiono wybitną absolwentkę tego liceum – Lubę Krugman Gurdus.; This article examines the functioning of national minorities in the Second Polish Republic through the lens of secondary education. It analyzes high school diplomas of women from the interwar period obtained at educational institutions in Białystok. The collective profile of women of the Mosaic faith is presented against the backdrop of other religiously defined groups. The study focuses on matriculation results from the only state-run girls’ gymnasium operating in Białystok. It highlights the phenomenon of coexisting and almost impermeable social worlds in the 1920s: the Jewish population attended almost exclusively private schools, while Christian families sent their children only to state institutions. Significant changes occurred only in the 1930s, with the Anna z Sapiehów Jabłonowska Gymnasium and Lyceum playing a pivotal role. The article also provides an in-depth account of an outstanding alumna of this lyceum – Luba Krugman Gurdus.
Opis: Artykuł stanowi skróconą, polskojęzyczną wersję pracy: K. Łopatecki, J. Brzozowski, The process of shaping the intellectual elite in interwar Bialystok, on the example of the female Jewish secondary school graduates, „Journal of Jewish Education” (w druku).

Tytuł: Czynniki kształtujące ceny nieruchomości ziemskich na obszarze guberni grodzieńskiej Cesarstwa Rosyjskiego w latach 1865-1915
Autorzy: Danieluk, Janusz
Abstrakt: The article analyses the dynamics of land prices in the north-western gubernias of the Russian Empire between 1865 and 1915. The scope of the study covered location factors that had the most significant impact on land value differentiation. The author also intended to verify the current state of research on the land market in the context of the correct estimation of land prices. The analysis was based on two types of ownership – the first concerned estates created based on the so-called “Instruction” issued in 1865. “Instruction estates” could be acquired and inherited by persons of Russian origin and Orthodox faith, i.e. Russians, Belarusians, and Ukrainians. Polish nobility, peasants and townspeople of Catholic faith and Jews were prohibited from purchasing or leasing this type of land. The second category of land ownership included “non-instruction” estates, but their trade, particularly in the western gubernias, was also restricted. In addition to the Orthodox population, Polish peasants and townspeople of the Roman Catholic faith were allowed to participate in this type of transaction, except for the Polish landed gentry. The primary source material used for research on real estate prices was notarial and chancery documents stored in the State Archives in Białystok. An analysis of purchase and sale agreements made it possible to determine the market value of agricultural land in the western borderlands of the Russian Empire over 50 years (1865–1915). This study helped identify the factors that influenced the highest land prices. Among the three selected locations, the road network significantly impacted the prices of endowed estates and undeveloped agricultural land. Conversely, land situated near urban centres was more favourable for subdividing estates and selling plots to meet the needs of expanding cities. Residential plots, regardless of ownership type, commanded higher prices compared to agricultural land and developed properties. In the case of the railway network, elevated land prices were associated with state investments and the expansion of railway infrastructure.
